Biggest speculative project in Manchester to undergo £6m refurbishment
Restoration work has started on a major £6m refurbishment of the architecturally stunning Sevendale House in Manchester’s Northern Quarter. Owned by Philip J Davies Holdings plc, the speculative project is one of the most significant office refurbishment schemes undertaken in Manchester in recent times.
Refurbishment works on the 120,000 sq ft Grade II listed building commenced in April and are being project managed by OBI Property, who have also been appointed leasing consultants on the project. Stephenson:ISA Studio are the architects for the scheme.
The works will see a complete refurbishment of the five upper office floors and includes the reintroduction of the building’s original lightwell. Due for completion in March 2014, Sevendale House will offer 61,500 sq ft of Grade A office space, in typical floor plates of 14,500 sq ft. The floors can sub-divide enabling it to cater for a range of sizes, suitable for 10 person businesses upwards.
Mark Davies, Director of Philip J Davies Holdings plc, said; “Sevendale House is one of the Northern Quarter’s most prominent buildings and this extensive refurbishment will help to bring it back to its former glory and create an inspiring workspace within one of the city’s most popular locations. We are enthused by the exciting businesses emerging from various sectors at this current time and want to create a product for those businesses looking for a quality working environment. Sevendale House will offer so much more than your typical refurbished office building.”
Dominic Horridge, building consultancy partner at OBI Property, said; “This is a major project and confirms our confidence in this area of the city. We have already commenced work to re-instate the original lightwell – it will be stunning and create some of the most impressive office space in the city. The completion of Sevendale House could not come at a better time and with its excellent location, proximity to transport links and a highly competitive rental package, we’re expecting a lot of interest in this space.”
